Founder & Managing Principal
Paul is responsible for providing strategic direction for the company, focusing on investment identification, operations oversight, and further developing the company’s geographic footprint. Before Pagewood, Paul served as a Partner in Stream's Houston office and was one of the original five team members when the Houston office opened in 2006. Over the next 14 years, he was instrumental in leading the firm's growth to a team of 185 professionals that operated a service and investment portfolio of over 45 million square feet of office and industrial properties. This portfolio placed Stream as one of the largest commercial real estate operators in Houston.
Paul led the office division's operations and investment activities. He provided the strategic direction and initiatives for their office investments and oversaw the service business's execution. During his tenure at Stream, Paul executed $600 million of acquisitions and developments totaling 2.2 million square feet. Additionally, he also completed 7.5 million square feet of lease transactions valued at $2.6 billion.
Before Stream, he was a fixed income broker for Cantor Fitzgerald in Hong Kong, trading high-yield bonds. Mr. Coonrod holds a Bachelor of Business Administration from The University of Texas with a major in Management Information Systems. He is married to Grace, has three children, and loves spending time with his family.
Managing Principal
As Managing Principal, Mat is responsible for overseeing all aspects of Pagewood’s business with a focus on real estate investments and further integration of its data platform. Mat’s priorities will be leveraging Pagewood’s data platform to source new real estate investments and overseeing the execution of all active investments.
Prior to joining Pagewood, Mat served as a Vice President at Stream Realty Partners where he spent eight years. During his tenure at Stream, Mat was instrumental in sourcing and overseeing 4.5 million square feet in Houston on behalf of the firm and its institutional clients. Mat’s most recent client and partner list represents many of the top institutions in the country, including MetLife, Principal Financial Group, Goldman Sachs, UBS Realty Investors, and AEW Capital Management. Over the previous five years, Mat was a consistent top producer in Stream’s Houston office having executed $300 million in transactions totaling 2.8 million square feet, including multiple joint-venture investments.
Prior to joining Stream, Mat worked at a boutique development firm located in The Woodlands where he asset managed the firm’s owned assets and spearheaded the underwriting and execution of new acquisition and development opportunities.
Senior Property Manager
Debrah joined Pagewood as a Senior Property Manager and has over 20 years of experience in Houston’s commercial property management industry. She has successfully managed institutional assets across multiple product types, including industrial, office, retail, and mixed-use.
Before joining Pagewood, Debrah was a Vice President of Property Services for NAI Partners, where she oversaw all day-to-day activities for the Property Services team in Houston and Central Texas, and managed properties for the firm’s Investment Fund and select clients. Prior to her time at NAI Partners, Debrah was a Property Manager at Stream Realty Partners in Houston for nine years. During her tenure, she expanded her institutional experience by managing properties city-wide for seventeen diverse clients. In addition to property management services, Debrah gained extensive experience overseeing offensive and defensive interior renovations, tenant improvement projects and major exterior building renovations. Prior to Stream, she gained nine years of experience with Tanglewood Property Management, managing one million square feet of office space in the Galleria area.
Debrah received her CPM credentials in 2013 and the RPA Designation in 2009. Debrah was also active in the Houston BOMA organization serving as a member of the BOMA Expo committee for three years.
Senior Construction Manager
Preston Luster joined Pagewood in 2022 as a Senior Construction Manager with over 23 years of experience in the construction and development industry. He is responsible for all of Pagewood’s construction operations including managing budgets, tenant projects, overseeing the construction of current and future buildings, and working with architects and engineers to manage all Pagewood products.
Preston has extensive experience across multiple product types, specifically for industrial, adaptive reuse, office, and multifamily product types. He has overseen the construction of $300,000,000 in projects totaling over 20 million square feet. Preston has worked with some of the largest institutions and occupiers in the world, including JP Morgan Chase, Liberty Property Trust, Prologis, Amazon, Home Depot, and Chicago Bridge & Iron. During his career, he has owned a company and worked with multiple general contractors and developers across greater Houston, where he served as a project and construction manager, as well as a superintendent in the commercial real estate market. He has built ground-up tilt wall industrial, office buildings and managed hundreds of tenant improvement projects across his career.
In his free time, Preston enjoys hunting and fishing with his daughter Caroline.
Senior Vice President - Multifamily
Jake Roland joined Pagewood in 2022 as a Senior Vice President focusing on sourcing and executing multifamily and residential real estate development. Before Pagewood, Jake was a Senior Director of Finance at Greystar Real Estate Partners in Houston. During his tenure, he capitalized $1.9 billion in ground-up development across 39 properties that totaled over 4,750 units. As a team leader, Jake sourced and executed over $1.4 billion in loans and sourced, negotiated, and executed over $350 million in joint venture equity for ground up development projects for Greystar. He has tremendous experience with all variations of multifamily developments, from garden style to mid-rise podium projects and to high-rise towers.
Jake holds a bachelor’s degree from The University of Texas at Austin and an MBA in Real Estate from the C.T. Bauer College of Business at the University of Houston. He is married and enjoys coaching his daughter’s youth basketball team.
Vice President
Nick Spearman joined Pagewood in 2022 as a Vice President focusing on sourcing and executing industrial acquisitions & development and adaptive reuse projects. Before Pagewood, Nick was a Vice President at Belvoir Real Estate Group in Houston. During his tenure, Nick’s focus was multi-faceted including third party acquisition and disposition of investment grade opportunities as well as leading the capitalization of Belvoir’s principally owned assets.
Over the last three years, Nick was the top producer at Belvoir, completing over $140 million in transactions across multiple product types and deal profiles. Nick has been a consistent winner of CoStar’s “Power Broker Quarterly Deals” awards and was a 2021 RED News finalist for Houston Commercial Real Estate Broker of the Year.
Prior to Belvoir, Nick worked in asset management focused on generational wealth transfer for high-net worth families, and on the acquisitions team for the most active storage developer in New York City. Nick holds a bachelor’s degree in Finance from Texas Christian University with a minor emphasis in Leadership.
Vice President
Jackson Randolph joined Pagewood in 2023 as a Vice President focusing on sourcing and executing multifamily and residential real estate development. Before Pagewood, Jackson led the acquisitions team at 7C Equity Group, a boutique private equity real estate investment firm focused on value-add and development in the multifamily space. He was also responsible for directly sourcing bridge debt for all acquisitions, preferred and JV equity, and refinancing portfolio assets following the completion of value-add business plans.
Prior to 7C Equity Group, Jackson was with Newmark as a member of the Debt, Equity, and Structured Finance Team within its Multifamily Capital Markets Platform. He was responsible for debt underwriting, marketing transactions to capital providers, and transaction management throughout the closing process. During his tenure with Newmark, he directly facilitated the placement of debt for in excess of $3.6 billion of transaction volume across more than 18,700 multifamily units. He has transacted with Freddie Mac, Fannie Mae, banks, debt funds, and life co lenders.
Jackson holds a Bachelor of Business Administration in finance and a Master of Land Economics and Real Estate from Texas A&M University’s Mays Business School. His hobbies include traveling, SCUBA, guitar, photography, and reading.
Chief Technology Advisor
Venkat Kandru joined Pagewood in 2022 as its Chief Technology Advisor. In this role, Venkat is responsible for building and leading the teams to bring successful technology-driven solutions throughout Pagewood’s business processes. Venkat’s initial core focus is developing, executing, and integrating The Lighthouse, Pagewood’s proprietary and unique machine-learning, time-series predictive algorithm-based Market Research platform.
Before his advisory role at Pagewood, Mr. Kandru headed the technological strategy and digital transformation for Stream Realty Partners as their Chief Information and Digital Officer. He led the firm’s technology and digital transformation agenda across multiple business functions and geographies nationally.
Before his role at Stream Realty Partners, Venkat was the Executive Vice President of Technology at The Howard Hughes Company for eight years. In his role, he was responsible for all aspects of the company’s technology strategy for using and creating technological resources and solutions. As technology employee #1, he built the IT function from the ground up and evolved the IT organization to 50+ professionals which enabled the company’s growth from a $2 billion valuation in 2011 to a $5 billion valuation when he left in 2019.
Venkat Kandru holds a Master of Arts in Computer Science from Temple University.
Creative Marketing Director
Becky graduated with a BA in Advertising from the University of Oklahoma and has been in the creative space for six years, now joining the Pagewood team in 2023. Her experience ranges from graphic design, creative direction, account management, brand and campaign strategies with a focus on brand development. Impact is her goal with anything that she does as a big picture thinker trying to get bigger ideas out in the world.
Prior to joining Pagewood, Becky worked at a full-service advertising agency spearheading campaign strategies for the various clients including the City of Houston, Harris County Department of Education, YES Prep, The Mom Project and other industries like retail, food and beverage, energy and more. Her leadership and communication skills allowed her to grow quickly and manage various teams.
Becky is a true Houstonian, cat lover, dog adorer and most of all a connector of people. Onwards and Boomer Sooner!
Director of Operations
Kelly Baldwin joined Pagewood in 2023 as the Director of Operations. Kelly will be responsible for all day-to-day operations on behalf of the company and its investments across Pagewood’s platform. Kelly’s priorities are to make sure Pagewood successfully implements top-tier processes and keeps up with progressive growth across all facets of Human Resources, Accounting & Finance, Office Management, Investor Relations, and Recruiting & Culture efforts.
Prior to Pagewood, Kelly served as Vice President – Operations at Lane Property Tax Advocates for eight years. She started in the property tax business as a Director of Client Relations and grew into other company functions such as Human Resources, Customer Service for growth and retention, Accounts Receivable, Accounts Payables and all financial duties of a growing boutique property tax firm. Kelly showed her strength and dedication working to align all clients for the protest season and then into the arbitration & litigation part of the process to achieve maximum results for the client. During Kelly’s career with Lane Property Tax Advocates, she was instrumental in growing operations from 4 people to 13 personnel with a company portfolio that had a footprint in 88 counties in Texas and still growing.
Kelly Baldwin has a Bachelor of Business Administration degree with a specialization in Management from Texas Lutheran University in Seguin, TX. Kelly is active in the community and currently serves in the West Houston Leadership Institute Class of 2023. Kelly has been married to Greg for over 20 years and they have two boys, Grant and Kevin. Grant attends Bridgeland High School and is on the golf team; Kevin attends Salyards Middle School and plays club soccer and enjoys theatre arts program. When Kelly is not working, she loves to travel and kayak with her family.
Managing Director
Tod Eason supports the strategic direction of Pagewood. He drives significant results through dynamic foresight, strategy, and leadership. An accomplished and results-driven business development leader with broad-based expertise leading effective strategy, relationship management, and revenue growth across multiple industries. Tod's focus for supporting Pagewood's growth and expansion of the companies geographical footprint involves capital formation, deal structure, and the advancement of Pagewood's proprietary technology. With a command of today's developing technologies, Tod is also leading Pagewood's visibility on the growing online crowdfunding platforms for direct investments and creating tokenization opportunities on the blockchain.
Before Pagewood Tod has started, co-founded, and consulted on many successful transactions and business exits across various industries. Tod holds a Bachelor of Business Administration from Texas A&M University.
Managing Director - Data Science
Dr. Sunil Patil is an expert in demand forecasting and predictive modeling by creating automated machine learning algorithms. Utilizing the most advanced technological tools, including Python, Spark, MATLAB and SQL, Dr. Patil has been advising a number of multi-national companies as a Data Science Consultant. He has successfully introduced machine learning algorithms in production using Agile framework. Sunil specializes in demand forecasting with a deep understanding of price sensitivity, cross-price elasticity and time series modeling.
Dr. Sunil Patil holds a PhD from Texas A&M University.
