Award-Winning Koffeteria Announces Second Location at The Quad
James Beard Award Semifinalist & New York Times 2024 ‘22 of the Best Bakeries Across the U.S. Right Now’ will join the creative, boutique office community

HOUSTON, TX – January 24, 2025 – PAGEWOOD and Wile Interests, both Houston-based real estate owners, operators, and developers, in a joint venture together announced Lil’ Koffeteria joining The Quad at Brittmoore— an adaptive, mixed-use development currently completing transformation located in Spring Branch near Memorial on Interstate 10 and Beltway 8.
“The redevelopment of The Quad has taken industrial warehouses and transformed them into a unique, four-building boutique workspace community in one of the city’s fastest growing areas,” said Randolph Wile, President of Wile Interests. “We’re thrilled to add locally owned Lil’ Koffeteria to our office community who will serve fresh and local eats and build upon the energy we’ve created at our campus.”
Located in a 600 square foot space at The Quad, Lil’ Koffeteria is a mini location for the thriving East Downtown based Cambodian-inspired café and bakery. Led by chef/owner Vanarin Kuch, who recently landed a second James Beard award nomination in the Outstanding Bakery category, Lil’ Koffeteria will serve a variety of their award-winning pastries, kolaches and tacos.

A thriving office community that is currently completing a major redevelopment, The Quad houses office tenants including PAGEWOOD, Dataprise, Homebase, Digital Wildcatters, and Siepe.
Lil’ Koffeteria is expected to open later this spring.
