We are looking for an Investment Analyst to provide market research and investment analysis for the Houston industrial and office commercial real estate markets. Additionally, this role will assist with the leasing and sales services by showing vacancies or properties to prospects and brokers. This role will encompass regular tasks around collecting and analyzing core data and activities that support Pagewood’s data science platform and the production of research material. This role needs a well-rounded individual who can present well, has a solid financial acumen, understands data analytics, and has a “can-do” attitude to support in many other capacities.      


PRIMARY RESPONSIBILITIES  

  • Provide analytical, including underwriting new investment opportunities, and research support to the acquisitions and development team  
  • Track supply and demand metrics consistently while identifying and articulating critical trends and patterns   
  • Assist with leasing or selling key vacancies or properties within Pagewood’s portfolio  
  • Create quarterly market reports, competitive sets, market surveys, land/amenity maps, and lease abstracts  
  • Utilize Pagewood’s proprietary data science predictive algorithm platform to generate compelling research-driven statistics to support or counter potential investment targets  
  • Create investment presentations and pitch material for fundraising and quarterly asset updates  
  • Update and maintain Pagewood’s Contact Relationship Management database to track prospects, clients, and deal information  
  • Help design, document, and maintain system processes    


QUALIFICATIONS   

  • Bachelor’s degree   
  • Experience in commercial real estate is preferred  
  • Ability to thrive in an environment with minimal oversight or direction  
  • Working knowledge of relational databases and computer science is a plus  
  • Expectations of obtaining a Texas Real Estate Salesperson license within the first three months  
  • Proficient in Microsoft Office  
  • Strong time-management skills

Construction Manager

We are looking for a Senior Construction Manager to plan construction projects and oversee their progress from conception to completion in a timely and cost-effective manner. The job scope will include ground-up development, building renovations, adaptive reuse redevelopments, tenant improvements build-outs, and general capex projects. The product types will consist of industrial, office, and retail. The successful candidate will be a team player who can solve problems in real-time while remaining focused and driven with strong leadership skills.       


PRIMARY RESPONSIBILITIES      

  • Participates in the analysis of subcontractor proposals and provides input into recommendations for the award of construction contracts   
  • Oversee and direct construction projects from conception to completion   
  • Review the project in-depth to schedule deliverables and estimate costs   
  • Oversee all onsite and offsite construction practices to monitor compliance with building and safety regulations   
  • Prepare internal and external reports about job status   
  • Establish, manage and lead a construction team to oversee all aspects of work    
  • Coordinate and direct workers and subcontractors   
  • Manage multiple projects simultaneously, keeping stakeholders and senior management apprised of progress, risks, and issues, while achieving and maintaining a defined schedule for all project activities   
  • Plan to prevent problems and resolve any emerging ones
  • Negotiate terms of agreements, draft contracts and obtain permits and licenses   
  • Analyze, manage and mitigate risks   
  • Ensure quality construction standards and the use of proper construction techniques    
  • Coordinates with the appropriate personnel to establish schedules, project scope criteria, budgets, and responsibilities      


QUALIFICATIONS      

  • Bachelor’s degree    
  • Proven working experience in construction management
  • Experience in industrial and office product types  
  • Advanced knowledge of construction management processes, means, and methods   
  • Expert knowledge of building products, construction details, and relevant rules, regulations, and quality standards   
  • Understanding all facets of the construction process   
  • Competent in conflict and crisis management   
  • Strong leadership and interpersonal skills   
  • Excellent time and project management skills   
  • Strong verbal and written communication skills    

Multifamily Senior Vice President

We are looking for a Multifamily Senior Vice President to source and identify multifamily developments in the Greater Houston area.       


PRIMARY RESPONSIBILITIES      

  • Managing and coordinating construction ability with investor needs and handling real estate development following occupier requirements and market trends.   
  • Directing and managing the day-to-day operations of the multifamily real estate development and renovation projects.   
  • Responsible for liaising and working closely with a team of architects and engineers by bringing ideas to them while offering constructive feedback on the opinions of others for all ongoing and upcoming projects.   
  • Oversee and direct the development from conception to completion   
  • Oversee the recruitment and training of new members to be a part of the project development team.      


QUALIFICATIONS      

  • Bachelor’s degree    
  • Proven working experience in multifamily development   
  • Experience in the Houston market with multifamily development    
  • Strong leadership and interpersonal skills   
  • Excellent time and project management skills
